This four-hour continuing education course develops the appraiser’s ability to identify, verify, analyze, and reconcile market data when selecting comparable sales. Students examine the subject property, define the appraisal problem, analyze relevant market conditions, distinguish appraisals from CMAs and BPOs, and apply recognized methods within the sales comparison approach. The course emphasizes credible assignment results under New York Executive Law Article 6-E, including correct use of market data, analysis of listings and sales, support for adjustments, highest and best use, and clear reporting of data and reasoning. Case exercises illustrate how property rights, location, physical characteristics, conditions of sale, financing, market conditions, functional utility, and external influences affect comparability and value conclusions.
