SALESPERSON - 77 Hour Real Estate Pre-Licensing Course: 4-Week Evenings & Saturdays - July 2026
All Applicants for the NYS Real Estate License must be 18 years of age and free from felony conviction in the State of New York and elsewhere
In-classroom seating is limited to 15, reserved on a first come, first served basis. Once in-classroom seating has been filled, a Livestream option may be selected. The Cusack Center's NYS Salesperson Pre-Licensing Course tuition includes a reference textbook (Kaplan/Dearborn), a student workbook (Cusack Center lectures, Case Studies, topic presentations), templates and forms used in the real estate transaction. Applied case studies are provided to reinforce the understanding of the principles taught in lectures. All registered students have access to daily or weekly recordings from the classroom live feed and to a Review Folder of pre-recorded Q&A content useful for the course exam and NYS licensing exam, for a maximum of 45 days from course completion. Additional fees may apply for extended use or continued study for exams.
Livestream Learning Option Available
A Livestream option is offered for students with compliant equipment, processing speed, a reliable internet connection, camera and microphone. The student must be logged in using their own name, identifying them as a registered student for the current session, visually present at all times centered on camera and with a functioning live mic (off-camera log-in with just an icon is not compliant with NYS livestreaming requirements).Cellphones cannot be used to Livestream as their motion is distracting to other students; moreover contents of the classroom whiteboard are difficult to read from the display screen of smaller devices and are not suitable for student readability.
This is NOT an asynchronous course, so students must be present either in-classroom or as a remote livestream student during the hours of instruction. A student may miss a maximum of 10% of the total classroom hours. Missed instruction in excess of that must be made up in a future class presentation in order to be able to complete the course. The course final exam and NYS licensing exams must be taken IN PERSON on the scheduled exam dates. Students may register as either in-classroom OR livestreaming, but we can not accommodate hybrid student attendance. Exceptions will be made for illness or emergencies. Livestream students must pick up or prepay for shipping & handling of the course materials in advance of the class start date. Additional charges will apply for a rescheduled exam date beyond the class closing date. Students must pass the course exam (passing grade is 70%) to receive a Certificate of Satisfactory Completion from Cusack Center. Two (2) course exam attempts are permitted according to NYS regulations.
Scope of NYS License Activities, Reciprocity & Recognition
If you are moving to or away from the State of New York, it is incumbent upon you to check with the Division of Licensing or Real Estate Commission of any other State to determine whether or not your license will be recognized by your destination state. There is not one (1) nationally recognized real estate license. Transfer of real property is regulated on a state-by-state basis, not at the federal level. A real estate license in NY is one and the same for residential or commercial practice.
The 77-Hour Salesperson Prelicensing course is a survey course of generalized topics the NY Department of State requires for a person to obtain entry-level licensure in NYS. Specializations are developed in continuing professional education and training once a student has become licensed. The Salesperson's Prelicensing course includes and understanding of the scope of license law, agency representation, Fair Housing Laws, principles of real property ownership, transfer of title, the documents used in conveyance, financing, basic construction, environmental concerns , property insurance, valuation, taxation and property management, to name a few essential areas.
Training in sales and marketing are not covered in this course intentionally and is the domain of brokers whom you select to work for, are trained by and who will have oversight and supervision of your professional activities. So do not be disappointed that by design, it is not the purpose of this course.

COURSE TUITIONS** ARE REFUNDABLE MINUS A 5% SERVICE FEE PROVIDED THE STUDENT NOTIFIES THE CUSACK CENTER OF CANCELLATION BY 5:00 PM ON THE DAY PRECEDING THE FIRST CLASS SESSION. NOTICE MUST BE IN WRITING BY FAX 716.276.8028 OR EMAIL info@cusackcenter.com. CANCELLATIONS RECEIVED AFTER 5:00 PM ON THE DAY PRECEDING THE FIRST CLASS SESSION UP UNTIL THE CONCLUSION OF INSTRUCTION WILL RECEIVE A LETTER OF CREDIT VALID FOR SIX MONTHS FROM THE ORIGINAL COURSE CANCELLATION DATE. NO-SHOWS WILL FORFEIT ALL TUITIONS.
