Salesperson - 77 Hour Real Estate Pre-Licensing Course: 2-Week Daytime Course - October 2026
All Applicants for the NYS Real Estate License must be 18 years of age and free from felony conviction in the State of New York and elsewhere.
In-classroom seating is limited to 15, reserved on a first come, first served basis. Once in-classroom seating has been filled, a Livestream option may be selected. And yes, you may take the course before turning 18, but you can not sign up for the NYS Licensing Exam until your 18 birthday or thereafter!
The Cusack Center's NYS Salesperson Pre-Licensing Course tuition includes a reference textbook (Kaplan/Dearborn), a student workbook, and samples of forms and disclosures used in the transaction of real estate. Applied case studies are provided to reinforce the understanding of the principles taught in lectures. All registered students have access to daily and weekly recordings of the classroom live feed for the duration of the course and access to a Review Portfolio of pre-recorded Q&A content useful for course exam and the NYS licensing, for a maximum of 45 days from course completion. Additional fees may apply for extended use.
No Selling Techniques, Tips or Tricks Covered!
Training in sales and marketing are not covered in this course intentionally. This is the basic required survey course required by NYS to obtain a real estate licensing. It is the domain of brokers whom you select to work for, who will offer training or mentorship and will have oversight and supervision of your professional activities once you are licensed. So don't be disappointed that by design, it is not the purpose of this course.
Livestream Learning Option Available
A Livestream option is offered for students with compliant equipment and a reliable internet connection. The student must be visually present at all times centered on camera with a functioning live mic (no log-in with just an icon, etc.) and the student's full registered name displayed. Compliance is a NYS Department of State attendance regulation. Cellphones cannot be used to participate by Livestream as their motion is distracting and visibility of the classroom white board display can be too limited for student readability.
This is NOT an asynchronous course, so students must be present either in-classroom or as a remote livestream student. The course final exam and NYS licensing exams must be taken IN PERSON on the scheduled exam date. Students may register as either in-classroom OR livestreaming, but we can not accommodate hybrid student attendance. Exceptions will be made for illness or emergencies. Livestream students must pick up or prepay for shipping & handling of the course materials in advance of the class start date. Additional charges will apply for a rescheduled exam date beyond the class closing date. Students must pass the course exam (passing grade is 70%) to receive a Certificate of Satisfactory Completion from Cusack Center. Two (2) course exam attempts are permitted according to NYS.
Scope of NYS License Activities, Reciprocity & Recognition
If you are moving to or away from the State of New York, it is incumbent upon you to check with the Division of Licensing or Real Estate Commission of any other State to determine whether or not your license will be recognized by your destination state. There is not one (1) nationally recognized real estate license. Transfer of real property is regulated on a state-by-state basis, not at the federal level. A real estate license in NY is one and the same for residential or commercial practice.
The 77-Hour Salesperson Prelicensing course is a survey course of generalized topics the NY Department of State requires for a person to obtain entry-level licensure in NYS. Specializations are developed in continuing professional education and training once a student has become licensed. The Salesperson's Prelicensing course includes and understanding of the scope of license law, agency representation, Fair Housing Laws, principles of real property ownership, transfer of title, the documents used in conveyance, financing, basic construction, environmental concerns , property insurance, valuation, taxation and property management, to name a few essential areas.

COURSE TUITIONS** ARE REFUNDABLE MINUS A 5% SERVICE FEE PROVIDED THE STUDENT NOTIFIES THE CUSACK CENTER OF CANCELLATION BY 5:00 PM ON THE DAY PRECEDING THE FIRST CLASS SESSION. NOTICE MUST BE IN WRITING BY FAX 716.276.8028 OR EMAIL info@cusackcenter.com. CANCELLATIONS RECEIVED AFTER 5:00 PM ON THE DAY PRECEDING THE FIRST CLASS SESSION UP UNTIL THE CONCLUSION OF INSTRUCTION WILL RECEIVE A LETTER OF CREDIT VALID FOR SIX MONTHS FROM THE ORIGINAL COURSE CANCELLATION DATE. NO-SHOWS WILL FORFEIT ALL TUITIONS.
